About APRIQ

APRIQ is an Australian property intelligence and research platform operated by Future8 Pty Ltd trading as APRIQ ("APRIQ", "we", "us" or "our").

APRIQ brings together property, rental, population, housing supply, migration, sales and other information from public, licensed, independently observed and proprietary sources.

APRIQ also calculates, organises and presents information to help users investigate and understand Australian property markets.

These Terms apply to your use of:

General information only

APRIQ provides general information and research.

Nothing on APRIQ constitutes:

A market appearing attractive according to an APRIQ indicator does not mean that a particular property in that market is suitable for you.

You should conduct your own due diligence and obtain appropriate professional advice before making significant property, financial, lending, taxation, investment or legal decisions.

Evidence is not certainty

Australian property information is imperfect.

CALCULATED — A deterministic calculation based on underlying evidence.

MODELLED — An estimate, forecast, score or other model-generated output.

These categories should not be treated as equivalent.

Where APRIQ states that evidence is unavailable, incomplete, insufficient or applicable only to a wider geography, that limitation forms part of the information.

Geography

Property datasets frequently use different geographical systems.

A figure displayed for a particular market may therefore be:

WEIGHTED — Derived using an appropriate correspondence or weighting method.

PARENT — A wider geography is shown because APRIQ does not have a defensible direct figure for the requested market.

NONE — No defensible figure is available.

A weighted or parent figure must not be interpreted as a direct measurement for that market.

Forecasts and forward-looking information

APRIQ may publish forecasts, probability assessments, scenario analysis and other forward-looking information.

Forecasts are inherently uncertain.

Source information and provenance

APRIQ seeks to maintain sufficient internal provenance to trace important evidence back to its source.

Rights in the underlying source material remain with the relevant rights holders.

However, obtaining information through APRIQ does not automatically give you rights in APRIQ's separate:
