New South Wales — it is the only state that publishes rent quartiles at all.
A median is one number for a whole market, and it cannot tell a renter on a budget whether the cheap end is moving with the middle or away from it. NSW publishes the first and third quartile of new-lease rent beside the median, so the question is answerable by arithmetic — nothing modelled.
Across 384 NSW areas from September quarter 2017 to June quarter 2026, there is no single national story. In 138 the cheapest quarter of new leases rose faster than the most expensive; in 246 the top pulled away. A median conceals both, because it moves with neither.

Quartiles are published by NSW DCJ, not derived by us. An area appears only where both endpoints rest on at least 50 bonds — below that quartiles are unstable and their growth is mostly noise. 383 of 384 areas were reported in every one of the 36 quarters; publication is not missing at random, so the share reported travels with the figure.
