Where the observed gross yield is highest — rent over sale price, both published by the same government.
A yield here is arithmetic on two published figures, before every cost, and the highest yields tend to rest on the fewest sales. Only New South Wales and metropolitan Adelaide publish both legs under an open licence, so this lens covers exactly those — a lens over what exists, not an estimate of what does not.
A lens is a way of looking, not a recommendation: every ranking here is one published measure, sorted, with the underlying figures beside it — never a score.
Search any suburb, postcode or council directly, or browse a state or territory. The ranked tables below are one way in — one selectable measurement, observed gross rental yield — not the only way.
This page is the list view. A map view is not yet available: drawing one honestly needs the Australian Bureau of Statistics boundary files and a mapping library, and this repository adds a dependency only with the reason recorded — until that decision is made, every market a map would show is reachable through the search and the tables here.
The 25 highest observed gross yields. Ranked among markets with at least 50 new leases behind the current figure — below that, one building can move a median. A withheld count never ranks. The sale leg is the publisher's own median; the yields analysis shows the sale counts too.
